This Martinez CA short sale home is completely updated with new kitchen, hardwood floors, and a garage/storage area with plenty of room for personal item storage and washer/dryer.

The seller of this Martinez CA short sale, unfortunately, was upside down on their loan when they had to sell their home. There were actually two loans on this property. The first one was with Chase. The second one was with Charles Schwab. It was actually a line of credit that there was owed about $33,000 on it. Most of the time those second lenders like to have a lot of their money returned to them, and they want at least a 50% payoff balance. We were able to get them to negotiate down and accept $3,000 from the first lien holder. So, all in all, it worked out great. We were able to get the first and the second to approve the short sale. Not only that, we were actually able to get the seller $3,000 at close of escrow. Pittsburg CA Short Sale SOLD, Enterprise Cir Gated Community

Pittsburg CA short sale property listed for $225,000, and within probably in just a matter of a couple of days, we had probably 6 or 7 offers at and above list price. We were able to get this into escrow very quickly. This property was a single-family residence; 5 bedroom, 3 bath, 2,279 square feet. This Pittsburg CA short sale is in the newer area of Pittsburgh, real nice gated community. This property itself was built in 2004. We’ve actually sold a couple of similar properties along this street, in Enterprise Circle. It’s a very popular place for people to buy property right now.

On this one, it was a short sale with First American, or with American Home Mortgage as the first lender. Actually, they changed over servicers to a different servicer halfway through the transaction but we were able to keep the deal together. Actually, we were able to get the seller of this Pittsburg CA short sale $3,000 cash at close of escrow as part of a relocation assistance program that her lender had paid to her. We were able to negotiate not only the short sale approval for her; we’re also to get her some cash at close.

Alameda CA Short Sale SOLD! | Shoreline Drive Beachfront Condo

Alameda CA short sale specialists have sold another short sale in Alameda, this time a beachfront condo on Shoreline Dr. This is a wonderful condo overlooking the water in Alameda, overlooking the bay. Great property out here. This one was a 2 bedroom, 2 bath, 1,360 square feet; very large condo. Had a deck that overlooked the water, right across the street from the beach, down the street from a park. Just a fantastic property.

 

This Alameda CA short sale had a first loan with Indymac. We put it on the market for $349,000. Within a couple of weeks, we had probably 7 or 8 offers up towards $360,000. Did a lot of great marketing on this property and was able to get it into contract very quickly. Sent it over to Indymac for their short sale approval process. It took probably about 45 days to get them to come back with a response and an approval for us. At that time, we were able to get the buyers to close within 30 days.

Great thing about this particular Alameda CA short sale transaction is we were able to get the seller $13,000 at close of escrow.  Indymac sometimes will pay short sale sellers a relocation fee. In this case, we were able to get this particular seller $12,000 at close of escrow. The property closed at $356,000. Buyers were real happy to get in here. The seller, obviously, is real happy to get out of the property, be able to get those relocation funds, and be able to move forward.

Walnut Creek Short Sale Sold | Wayside Plaza Community near Pleasant Hill BART

Walnut Creek short sale sold in the desirable Wayside Plaza Community. This one located at 3193 Wayside Plaza, right next to Pleasant Hill BART. This was a nice condo with 1 bedroom, 1 bath, 720 square feet. Listed this property on the market for $140,000.

This Walnut Creek short sale had a Wells Fargo first mortgage on it. We also had about $15,000 in delinquent HOA dues that the seller had not paid. We were able to put a deal together where the buyer came in, we were able to settle out the second on the HOA due and able to have the buyer pay a very small portion of that. Get the seller released of those HOA dues, as well as be able to get the buyer in there at probably about $30,000 under market value. Those units, comps, are going for about $180,000 or $190,000 right now. We were able to get the buyer in at $155,000, closed.

In this case, we were actually able to get the seller, who was an investor on this Walnut Creek short sale, $3,000 from their lender to do the short sale, even on a non-owner-occupied property. Again, that’s something that definitely is helpful to the seller to be able to get them released of all the liability on the property and be able to get them some cash at closing.

Livermore Short Sale Experts Have Closed Another Livermore Short Sale!

Livermore short sale experts have closed another short sale, this time located at 4825 Mulqueeny Common in Livermore. This property was a townhouse, 2 bedroom, 2.5 bath, 2 story town home, 1,250 square feet. Very nice community, located right around a very large park. Lots of community amenities, such as a couple of pools, large park area, and tennis courts as well and a clubhouse.

The seller had two loans with Chase Bank that your Livermore short sale experts had to negotiate with to get them to approve the short sale. We had the property on the market for just about three or four days. We were able to get multiple offers on the property, and we were actually able to get $30,000 over the list price, certainly able to get a lot of really good offers. We presented the best offer over to Chase for the first and the second lender, and they were able to give us a short sale approval over probably about a 60 day period of time. Very successful short sale.

This actually was a HAFA short sale, which is the government sponsored short sale program, where the seller actually received $3,000 in relocation assistance. As you can imagine the seller was able to do a short sale, get some money back at closing to help with some of the relocation expenses, which they were very appreciative of the successful outcome. Pleasant Hill Short Sale Sold in Gregory Gardens Community!

Pleasant Hill short sale experts have sold another home as a short sale! This property was a short sale located at 125 Jennie Drive, in Gregory Gardens, a real nice community in Pleasant Hill. This property we had listed for $389,000, and we ended up selling it for $405,000. So we got over the asking price. Within five days, we had multiple offers. We did quite a bit of marketing on this property. So we had multiple offers on this. We were able to get above asking price.

This property was a Pleasant Hill short sale located in the beautiful community of Gregory Gardens. The seller had two loans on the property. Both were with Nationstar Mortgage, who used to be Aurora Loan Services and transferred all their servicing over to Nationstar Mortgage. It is very common these days for loans to get sold and service transferred in the middle of a short sale.

Property was a very, very nice 3 bedroom, 2 bath rancher style home, very large lot. Actually, the lot size was 6,750 flat and very nicely updated home. Again, we were able to get this property on the market, get it sold as a short sale, and get the sellers moved out and on with their life, not having to worry about this short sale any longer.

San Ramon Short Sale Update – How To Dispute Fannie Mae Short Sale Valuation

San Ramon short sale specialists have some great information on what’s going on in the short sale market right now. As you’ve probably noticed, in the last 9-12 months, property values have been going up and of course that’s great news for most homeowners in the Bay area.

One thing that we’ve noticed is that this has an adverse affect on how short sales are viewed and how the properties that are being looked at for short sale are evaluated. I’ll give you an example. Let’s say, for example, if we list a San Ramon short sale property whose fair market value is $500,000 today and it takes the lender 60-90 days to do their price opinion or for them to go through and review the file, the price actually may have gone up $20,000-$30,000 by then for that particular unit. Especially, if there is not a lot of inventory and there’s more buyers coming out of the market.

So the problem is that a lot of times towards the end of that process and the San Rmaon short sale approval process, they may come back and say we need to do a new evaluation on the property because the other one has expired. It’s in our best interest, obviously, because they’re going to think that they can get more for the property than it’s actually worth and so there becomes a price discrepancy on that.

So, Fannie Mae has addressed this. Fannie Mae has the largest holder of mortgage back securities. They’ve actually addressed this issue and they’ve given us information on how to contact them if we need to dispute the value. So, if they’re coming back and giving us a value that they think the property is worth however there is no buyer out there that is going to pay that amount, then we have to go to work for the Pittsburg short sale seller to be able to make sure that we dispute that value with Fannie Mae to make sure we get it in there with a buyer and with a fair price for the current market.
