The Union City short sale specialists at East Bay Short Sale Group have put together some real estate stats for November 2012 that we hope will appreciate reading. When we’re comparing year-over-year, in November 2011, there were only 69 active listings, which actually is quite a bit over the past five or six years. But for November of 2012, that dropped down to 16 active listings. So in all of Union City, only 16 active listings. The number of properties sold in November of 2011 was 46. The number of properties sold in November of 2012 actually increased a little bit to 50. So, there are more homes that were for sale, but a lot less inventory that’s currently on the market.

That translates to a month’s of supply, meaning that if there were no new properties listed on the market, how long would it take to exhaust the current inventory? It would take 1.4 months in November of 2011. That drops down to .4 months for November of 2012; so obviously not a lot of inventory on the market, which is certainly what we’re seeing everywhere in the East Bay, including Union City and all the surrounding cities. The median sales price from November to November was virtually unchanged, $421,000. These stats not only cover Union City short sale properties, but also bank owned homes and equity sale homes.

The days of market are virtually unchanged as well; 51 days to close the property. And again, a lot of these properties are short-sale, so we’re not seeing that change too much year over year.
