San Leandro CA Short Sale Statistics for November 2012 from East Bay Short Sale Group

We wanted to give you some San Leandro CA short sale stats for Nov 2012. Little comparison here, in November of 2011 there were 166 active properties on the market in San Leandro.  You fast forward one year, November 2012 there’s only 48 active properties on the market.  That’s a substantial change in showing how much our inventory levels are actually going down in one year’s period of time;  especially, in San Leandro some of the surrounding areas.

The number of properties sold in San Leandro in November of 2011, there were 69 properties sold.  More properties sold in November of 2012 that number was at 78.  So, we saw an increase of properties that actually closed in November of 2012.  The month’s supply, which, basically, represents in months; if we took off all the properties, didn’t introduce any more new properties on the market, how long would it take to exhaust the existing properties and to get those into contract?  For November of 2011 it was 1.9 months of inventory.  November of 2012 it’s .5 months.  So, not even a full month of supply out there on properties.

The median sales price was unchanged year over year, $300,000.00 for San Leandro.  The average days on market relatively unchanged as well.  About 49 days on the market is what we’re seeing the average in San Leandro.  Which actually is pretty quick, considering that a lot of the properties that we’re seeing still are short sale properties that need to be approved by the banks.  That takes a little bit longer for the properties to close.
