Pleasant Hill Short Sale Sold in Gregory Gardens Community!

Pleasant Hill short sale experts have sold another home as a short sale! This property was a short sale located at 125 Jennie Drive, in Gregory Gardens, a real nice community in Pleasant Hill. This property we had listed for $389,000, and we ended up selling it for $405,000. So we got over the asking price. Within five days, we had multiple offers. We did quite a bit of marketing on this property. So we had multiple offers on this. We were able to get above asking price.

This property was a Pleasant Hill short sale located in the beautiful community of Gregory Gardens. The seller had two loans on the property. Both were with Nationstar Mortgage, who used to be Aurora Loan Services and transferred all their servicing over to Nationstar Mortgage. It is very common these days for loans to get sold and service transferred in the middle of a short sale.

Property was a very, very nice 3 bedroom, 2 bath rancher style home, very large lot. Actually, the lot size was 6,750 flat and very nicely updated home. Again, we were able to get this property on the market, get it sold as a short sale, and get the sellers moved out and on with their life, not having to worry about this short sale any longer.

Pleasant Hill Short Sale | Real Estate Report December 2012

Pleasant Hill short sale realtors East Bay Short Sale Group have posted some new numbers for Pleasant Hill real estate stats for Dec., 2012.

The numbers of new listings in December 2011 were 18, the same number in December 2012, there were 18 listings also in that month, so no changes year-over-year for that statistic. For the number of closed sales it’s relatively the same.

In December of 2012 there were 32 closed sales, in December of 2011. Fast-forward one year later December of 2012 there were 35 closed sales, so again roughly the same.

One thing that’s changed dramatically over the last year is the inventory levels of what’s available on the market. The number of homes for sale in December of 2011 in Pleasant Hill was 54, so 54 single family residences for sale. This includes all types of property sales in Pleasant Hill, not just short sale homes.

Fast-forward 12 months later in December of 2012 that dropped to 12 properties for sale, so that’s down by about 77%. Certainly some big decreases in the number of inventory, and also increases in the number of buyers is continuing.

So we are seeing a lot of home prices go up, the median home prices is going up quite a bit. In fact, the median home price from December 2011 to December 2012 went up 35%.

So people are spending more money and homes that are selling are selling at a higher price, and higher priced homes are selling more than they were a year ago. This is certainly true for buyers purchasing a Pleasant Hill short sale home.
