The seller on this property had a first and a second with Chase. Chase isn’t known as the company that’s the easiest to work with, necessarily. But, again, we’ve had a lot of experience with Chase short sales, and of course we’ve had a lot of experience with short sales in the Berkeley and Oakland areas. So we were able to get the property into contract in a quick period of time. The first buyer actually did back out, because they weren’t able to obtain their financing that they thought they were going to be able to. We were able to get a buyer back in there, an all cash buyer, at an $850,000 purchase price within just about three or four days from the buyer backing out. So seller was real happy on this one. He was able to get out without any recourse from Chase on the short sale, and real happy, no tax implications, anything like that. Another successful transaction closed, another Berkeley CA short sale closed, real happy about that.
