Short sale Concord specialists East Bay Short Sale Group have some new housing data for Concord, CA December 2012.

The number of new listings in December of 2011, there were over 82 new listings in Concord, these are single family residences. In December of 2012 that dropped to 67 new listings on the market. So that’s about a 20% decrease in the number of new listings year-over-year.

Number of closed sales have also decreased, December of 2011 there were 115 closed sales in that month and in the month of December of 2012 there were only 89, so that’s about a 23% decrease from December to the previous year to December of 2011.

Days on the market until sale, we know that our properties are staying on the market a lot less than they were before, and so it was an average of 52 days on the market in December of 2011 in Concord. Fast-forward, one year later it’s only 25 days on the market is the average, so days on the market is down by over 50%.

Obviously there’s a lot of buyers out there, a lot of competition. So when a property does come on the market, and we have a lack of inventory, properties are going to go into escrow a lot quicker and get a lot more offers.

So the median sales price increased quite a bit, as well. The median sales price, which doesn’t mean necessarily the price went up this much, but the average price of a home sold increased 17% year-over-year. That stat also doesnt apply to only short sale Concord homes.

So that went from $280,000, which was the median sales price in December of 2011, went up to $330,000 in December of 2012, a very dynamic market right now.
