San Ramon Short Sale Update | November 2012 Real Estate Stats for San Ramon Homeowners
Your San Ramon short sale specialists at East Bay Short Sale Group have some news stats for Nov 2012. The number of active properties in November of 2011, there were 103 active properties. That’s dropped down to 30 active properties in November of 2012; so quite a bit of a drop, not a lot of properties coming on the market. Those that are coming on the market are going pending very quickly, and certainly once they close, we’re seeing some more closed sales as well. The number of properties sold in November of 2011 was 43 properties, and then that actually increased a little bit to 48 properties and closed in November of 2012. So, again, year-over-year, we’re starting to see more properties go into contract quicker. But the number of available properties for sale is certainly decreasing year-over-year. These stats cover not only San Ramon short sale properties, but also bank owned and regular equity sales for sale.
So, the months of supply, what that means is, basically, if there were no new properties introduced on the market, how long would it take to exhaust and clear out all the existing inventory? In November of 2011 that was 1.7 months. In November of 2012, that was 0.5 months, so obviously a huge drop in the inventory levels. Median sales price, roughly the same, $672,000 year-over-year, and the [downward] days on market is roughly the same as well. 64 days on the market for November of 2011, versus 60 days on the market for November 2012. We still have a lot of short sales in the inventory levels out there, so those take a little bit longer to close. So the time to close is still roughly about 60 days in San Ramon.
