It’s a 5-bedroom, 3-bath, 2,279 square feet, a beautiful home located on a 3797 square foot lot. This home is not far from Highway 4, and was built in 2004. It is a 2 story home with an expansive floor plan fit for any size family. We actually put it on the market for three days and ended up getting 16 offers. Obviously, it’s a very hot market right now. This is a Pittsburg short sale with one lender, American Home Mortgage which will need to approve the offer before the buyer can close. The typical process is we take the offer which the seller has accepted and send that to the seller’s lender along with their financial package. Once received, the lender reviews the offer, does their own independent valuation of the property, then comes back with an approval usually within 60 days. Once we have final short sale approval, the buyer can begin on their financing which includes buyer appraisal, inspections, etc. The buyer side of the transaction usually takes 30-45 days to close.
