She had 2 loans on the property – one with IndyMac and a 2nd with Citi Mortgage. Our short sale specialists contacted both lenders and requested a short sale on behalf of the seller. Both lenders and their own packets of required paperwork for a short sale. The seller completed both sets of documents along with a hardship letter and we submitted to the lenders. Now that the short sale was active we submitted the purchase offer received on the property as well as the seller’s proof of income, bank statements, tax returns & W-2’s. During the short sale process it is a standard practice from the banks (lenders) to request updated financial information approximately every 60 days until the short sale is approved and closed. They want to be sure that your financial ability has not changed. The bank will do a BPO/appraisal as part of the short sale process in order for them to determine their value of the property for the amount they will be willing to accept for the short sale.

Once the lenders reviewed all submitted documentation, they approved the short sale and we were able to start the closing process!
