Lafayette short sale real estate statistics for December 2012 have just come in! Here is the latest on what is going on with the Lafayette housing market.

The number of new listings year-over-year from December of 2011 to December of 2012 is relatively unchanged. Both months had 9 new single family residence listings. The number of closed sales is roughly the same, as well.

Back in December of 2011, there were 22 closed listings. This December of 2012 there were 23 closed listings so not much difference over the year period of time. One thing that we’re seeing is a huge difference in the inventory of homes for sale on the market and available homes for sale.

December of 2011 there were 59 single family residences for sale in Lafayette. Fast-forward 12 months later, we’re looking at only 15 active homes for sale in December, so that’s down. That’s a difference of about 75% decrease in inventory year-over-year from December 2012 to December 2011.

There is a very large disparity of the number of properties that are coming on the market, and also how quickly they are going into contract, once they are listed on the market. This is true with not only Lafayette short sale homes, but regular sale and bank owned homes as well.
