Lafayette CA Short Sale Real Estate Update For November 2012
Lafayette CA short sale property stats for November of 2012 are in! In November 2012, we had 12 new listings on the market, and the previous year, November 2011, we had 16 new listings on the market; so, inventory of new listings have come down a little bit, just about 25%.
The number of closed sales has increased quite a bit. November of 2011, we had nine closed sales, in November 2012, we actually had 26 closed sales. That’s almost a 190% increase in closed sales. The median home price, people are buying larger homes. Median home price was just over $1 million in November of 2012. That’s up about 32%. So, again, it doesn’t mean that home prices have gone up 32% in Lafayette. What it does mean is that the price that people are purchasing is a higher price point than what they were a year prior to that. These numbers reflect not only Lafayette CA short sale properties, but also sales where the seller had equity in the property and sales that were sold by a bank.
The inventory for homes for sale, as we’re seeing everywhere else in the East Bay area, there’s not a lot of properties on the market for sale. November 2011 in Lafayette, we had 88 properties for sale. November of 2012, there were only 23 properties for sale. So that’s about a 74% decrease in the inventory for sale, as we’re seeing everywhere else in the East Bay area. A lot of people looking for properties, a lot of those cash buyers. Not a lot of sellers right now, so we’re certainly seeing it go more towards a seller’s market.
