We had a short sale listing located at 7417 Oxford Circle in Dublin; that’s in the Woodlands community. We’ve actually sold two other short sales in there this year. In 2012 we sold two others as short sales; this is our third. Neighbors are telling each other about the success they’ve had, and we’ve been able to go in there and even help another person. So, this particular unit was a 2-bedroom, 1-bath, 1314 square feet. We ended up selling the property for just a little bit over $300,000. The buyer got a great deal on this. The seller was able to walk away without owing any money on it, and in addition to that, we were actually able to get the seller a $3000 HAFA incentive, which allowed the seller to get $3000 cash at close of escrow and be able to do the short sale.
