If you’ve been a buyer in this market, you’ve probably noticed that there’s not a lot of inventory. There’s a lot of competition from buyers and we’re seeing investors come in with their cash. They’ve been kind of holding off, sitting on the fence for a couple of years but now they’re back. Even up into $500,000 and $600,000 price point we’re seeing a lot of investors come in. That kind of gives us an idea of what we’re going to see in the amounts of inventory from November, 2011, to November, 2012.
In November, 2011 there were 39 active listings in Dublin. Fast forward one year, November, 2012, there were 16 active listings. Less than half the number of active listings in November, 2012, than the year prior. The number of properties sold increased slightly over that year’s period of time. November of 2011 there were 33 properties that sold in Dublin. November, 2012, there were 35 properties that sold in Dublin. That’s up slightly, the number of sales for that month. The month’s supply of inventory, that generally represents the amount of time that it would take to get all of the properties that are currently listed into a pending state. The month’s supply of inventory is 1.1 for November, 2011. November, 2012, that has decreased to less than half of a month of inventory that’s on the market right now.
Median sales price has increased over the year in Dublin CA. In November of 2011 the median sales price was $515,000. In November of 2012 the median sales price was $555,000.
