Your Clayton CA short sale specialists have compiled some of the most recent housing data for Oct 2012. I wanted to give you our local market update for October 2012. We just got the statistics in. Tell you a little bit about what’s happening in your local market including the Clayton CA short sale market.

For single family residences, last year in October there were 14 new listings. This year in October, there are 16 new listings, so actually there is an increase of about 15% in new listings this year from last year so that’s good news.

The median sales price, last year in October was $525,000, this year it’s $635,000 so that’s an increase of about 21%. It doesn’t mean that home prices went up 21%. Simply means that the prices of homes that have sold in Clayton have increased about 21%. These numbers reflect all types of property sales, including equity sales, REO and bank owned sales and of course Clayton CA short sale homes.

Inventory of homes, last year in October there were 43 homes on the market for sale. This year there were 18 homes on the market for sales, so that’s about a 60% decrease in the number of homes on the market available for sale. Pretty indicative of what we’re seeing on the East Bay. There isn’t a lot of inventory right now and that’s why we’re starting to see the home prices gradually increase.
