Clayton CA short sale listing realtors, East Bay Short Sale Group, have some updated stats for Clayton CA real estate, specifically for December 2012.

For new listings, new single family residences in December of 2011, there were 13 new listings. In December of 2012, that went down to 7 new listings; only 7 new listings in Clayton for single family residences. That’s down about 46%, so a lot less people selling homes in December of 2012, than there were the previous year.

The number of closed sales roughly the same, there were 9 closed sales in December of 2011, and there were 8 closed sales in December of 2012, so roughly about the same.

The days on market until a property sells has changed dramatically. The days on market for December of 2011 were 98 days. That dropped in December 2012 down to 44 days, so that’s a difference of 55%, is how much less properties are staying on the market one year later. So that tells us we have huge demand, not a lot of supply right now, especially in Clayton Valley short sale properties.

And of course, the number of inventory of homes for sale has changed quite a bit, as well. December of 2011 there were 32 single family residences for sale in Clayton. Fast forward one year later; we’re looking at only 7 homes for sale in December of 2012. That’s almost an 80% decrease in the number of homes for sale for Clayton.

Median sales price increased a little bit. Median sales price went up about 2% year-over-year, so that’s relatively the same.
