Hi, everybody, Scott Fuller with the East Bay Short Sale Group. We are your Blackhawk, California, short sale specialists. I came across some statistics, housing stats from September, 2012, and wanted to just share those with you briefly.
The number of single family residences active in Blackhawk community is 18. The number of pending properties is seven, and the number closed for September is four, so there are four properties sold in Blackhawk in September. Year-to-date, there has been 72 properties that have closed in Blackhawk, according to the Multiple Listing Service. As far as pricing, the average sales price for 2011 year-to-date for September was $1.193 million. And in year-to-date 2012 up to September, it’s $1.15 million, so that’s actually down 3.8%. So the year over year median average home price, is down about 3.8% in Blackhawk, which isn’t surprising, given that that’s an upper end market, and prices have tended to continue to fall a little bit in those upper end markets.
