Alamo CA Short Sale Stats for Oct 2012
Your Alamo CA Short Sale specialists have just put together some recent housing stats for Alamo for the month of October 2012.
The number of new listings has increased, or actually has decreased about 4%. So last year in October, there were 24 new listings inAlamo. This year, there are 23 new listings in October forAlamo. Not much of a difference. So the inventory levels have stayed relatively the same year over year inAlamo.
The median sales price has decreased just about 2%, not much change there either. Last year, the median sale price was $1.275 in October. This year $1.247. So not much of a change there either.
Inventory of homes for sale, last year in October, there were 92 homes for sale in Alamo. This year, there are only 42 homes for sale. So that’s quite a big difference right there. That’s down about 54% year over year of homes for sale last year versus this year, and that’s pretty indicative of what we’re seeing in the East Bay overall. Prices are gradually going up a little bit while we’re seeing inventory levels decrease. So certainly a lot more people looking for homes, a lot more buyers, less inventory, and that’s certainly the case in Alamo as well. Of course these statistics reflect not only Alamo CA short sale properties, but also equity sales and bank owned properties.
