Alameda Short Sale Specialist Scott Fuller Provides November 2012 Market Stats For The Alameda

Your Alameda short sale specialist Scott Fuller has some recent market stats for the city of Alameda for Nov 2012. We’ve certainly seen a huge change in the inventory levels. Inventory levels are down quite a bit. We are seeing that everywhere in the EastBay including Alameda, and Contra County. So we can look at this by saying that in November of 2011, there were 66 active listings in Alameda. Fast forward one year from then, November of 2012, there were only 20 active listings. So that’s down by about 30%, or actually more than that, about 50% to 60%. The number of properties sold in Alameda in November of 2011 were 31, and in November of 2012 there were 34 properties that had sold.

One big difference that we’re seeing here is the months supply of inventory, and in November of 2011, there were 2.3 months supply of inventory on the market, and in November of 2012, it was about a half a month of inventory. So again, a lot of buyers out there right now. Not a lot of properties. Properties are not sitting on the market very long at all. We’re seeing our own listings when we put them on the market, you price them at fair market value, where you’re going to get multiple offers, have it in contract within three to five days maximum.

The average sales price is roughly the same $530,000, and the average days on market is pretty low. It’s about 40 days on the market. That tells us that there’s not a lot of short sale properties. They’re not taking too long to get on the market and close.
